If it has nothing to do with you or the property, you should consider whether to offer a temporary discount or re-let the property. Often, Australian law protects tenants and it will be difficult for you to force someone out, so make sure you've dealt with everything else correctly before considering this option. If the person is not paying rent because of the condition of the property, you may want to consider making improvements to the property to improve goodwill.<br>Damaged or unclean home - You can usually deduct the deposit if the tenant has left the home very dirty or damaged the home or furniture. It's a good idea to take photographs of every corner of the property at the start and end of the tenancy and keep invoices to show how much you have spent on cleaning or repairing the property and provide them to the tenant. Problems usually arise if you fail to deposit your deposit with RTBA.<br>Early termination of tenancy - If the tenant wants to leave before the agreed time, you will need to find a replacement tenant immediately.
